Property investor John Michael Mouskos has secured planning permission to convert 30 Pavilion Road, Knightsbridge, into a 30-room boutique hotel and spa, usurping a previous consent for a scheme with residential elements.

Designed by PLP Architecture, the new plans replace an earlier consent for a mixed hotel-and-residential redevelopment of the 18th-century building. That previous scheme, drawn up by AMA Architects, had reserved the taller corner element of the building, with its dual-aspect light and views, for private apartments, with a boutique hotel occupying the lower, north-facing section. PLP's proposal cuts the residential accommodation entirely, with the whole building reorganised around hospitality.

A sensitive refurbishment

Once a service mews for the grand houses of Sloane Street, Pavilion Road has been steadily reinventing itself as a retail-and-hospitality strip linking Sloane Square to Knightsbridge. Notably, the old car park site at Nos. 20-28 is being transformed into a luxury hotel by Singapore-listed City Developments Limited via its subsidiary Beaumont Properties.

No. 30 was originally built in the 18th century and later remodelled by the Searcy family after they acquired it in 1963, creating a high-society private party venue. It currently trades as the 16-bedroom No. 30 Knightsbridge hotel and events venue; the new consent will see it grow to 30 rooms once redevelopment is complete.

Mouskos's plan promises a “sensitive refurbishment” rather than a rebuild. There will be basement works and a roof extension, but existing elevations and original entrances will be retained wherever possible, with new timber sash windows, a re-clad slate mansard roof and realigned lead-clad dormers.

The developer and investor's other London projects include hotels in Kensington, Paddington and Fitzrovia.
